The Property Assessor's Office is here to provide information and tools needed to understand property assessments and appraisal methods.

Many tools are available for you to access resources such as downloadable forms and interactive tools that could save you considerable time and effort.

The Property Assessor's Office does not determine the tax rate on your property - the County or City legislative body determines the tax rate.

The Rutherford County Assessor of Property is required to locate, classify and set an appraised value on all taxable property located in Rutherford County and any improvements on the property for assessment purposes according to the laws of the State of Tennessee.
The only exceptions are public utilities and railroad properties. Public utilities and railroad properties values are determined by the Office of State Assessed Properties.

Rutherford County has more than 104,000 individual real property and approximately 12,000 business personal property accounts. (2017 statistics)

The Property Assessor's office is also responsible for determining the value of Tangible Personal Property; i.e., equipment, vehicles, electronics, etc. of businesses. This value is determined by filing a tangible personal property schedule with our office each year.

The Office hears property owner appeals relative to the value the Office has set on their real and personal property. If the appeal cannot be resolved to the satisfaction of the property owner, appeals may be filed with the Rutherford County Board of Equalization.

Assessments provide the basis for determining the amount of real and personal property tax the property owner must pay; however, other offices and entities substantially influence the amount of tax the property owner ultimately pays.

Please remember that the Assessor’s office does not raise or lower your tax rate; that is a function of the Rutherford County Commission. However, the Assessor strives to effectively administer Tennessee tax law and fairly appraise all property subject to taxation as mandated by the General Assembly.
